An Online Marketing Plan for Realtors

If you like chasing prospects, friends, family and spending your time following up with unqualified leads then this marketing technique IS NOT for you!
Mission statement: Create a versatile and leveraged marketing model that is able to morph with the times.
Here’s a marketing plan for Real Estate Agents and Realtors that can be executed for under $1000 and be effective in less than 30 days.
You will need a website or stand-alone blog to create an online presence. You can outsource this task at Elance.com
Obviously the main objective is to drive targeted traffic to your website but here’s where my plan further differs from what I have seen in the past.
There is a 3-page web flow that sorts, qualifies, and educates your buyers and this is now your marketing hub and pipeline manager.

You advertise an up-to-date market analysis pointing out the 10 biggest pitfalls when buying in your niche. You can advertise with direct mail, ezine advertising, blogs, articles, print ads, press releases, pay per click advertising, web 2.0, banner ads, and affiliates just to name a few.
Once a prospect visits your 1st page they will be asked for their name and email address and after they confirm that it is OK to receive information from you the report is automatically sent via email, and they have now opted into your AUTO-responder sequence ($25 per mo. Aweber.com) The follow up emails you either have prewritten or broadcast must be content driven with positive, but objective relevant market issues and somewhat personal, maybe even include some individual Realtor “stories from the streets”.

This is the main page; thanking them for visiting a letting them know the report will be emailed to them. This page positions you as a leader and an expert in your particular Real Estate niche. The page must be customer benefit driven with some helpful well-written ad copy defining the problems they may be facing when buying a home and how you can help solve them. This page must be all about YOU Inc. not a company, it is fine to reference your company but never take the focus off how YOU Inc. can help. The more of a shameless self-promoter you are the more successful you will be, image is everything. You have to come off as a…dare I say wizard of sorts, who has all the answers or at least knows where to get them and can do things no ordinary Realtor can do. Testimonials with pictures and or audios are a must for this image.

This is a contact page where your visitor can fill out a questionnaire and request a call back. Once they submit their information you should receive a notification to your hand held device and consider it a hot lead.
ADVANTAGES:
One time lead capture, low cost follow-up. You now have the advantage of selling just a click giving away your report instead of trying to sell yourself in every ad, which means you can place smaller less costly ads and capture a better return on your time and money.
This is how smart Network Marketers operate. 1. Build a list. 2. Build a relationship with the list and 3. Start to market to your list.
Since only a small percentage of visitors will actually use your services in a real estate transaction it only makes sense to monetize your list by providing them with related products and services they might require through the use of affiliate links.
Not very many people in the Real Estate Industry are doing this. You have the opportunity to be ahead of the curve now or possibly be playing catch up in the near future. It is not that hard to add 500 prospects into your pipeline every month, if you were to find an advertising method and do that consecutively you’ll be flooded with business in no time…. Now it’s just up to the bank to fund a deal.
